Why a Seasonal System Beats a Random To-Do List

Most maintenance problems aren't caused by not caring — they're caused by tasks that only matter twice a year getting lost between January and December. A furnace filter you meant to change "sometime this fall" is easy to forget by November. The fix isn't more willpower, it's anchoring each task to the season that actually needs it, so the list resurfaces at the right time instead of relying on memory.

The Full Seasonal Maintenance Checklist

Five tasks per season, twenty total. Print the free page, stick it inside a cabinet door or utility closet, and check off what applies to your home — not every task fits every house (renters can skip roof/gutter items, for instance), and that's fine.

Spring — Inspect the roof and gutters for winter damage and clear debris. Service the AC unit before the first hot week. Check the exterior for cracks and touch up caulk and paint. Test the sprinkler system and inspect hoses for leaks. Flip or rotate mattresses and wash pillows.

Summer — Clean the dryer vent and exhaust duct (a task most people never think about until it's overdue). Inspect and clean the grill, including propane lines. Check the deck or patio for loose boards or soft, rotting wood. Re-caulk the tub and shower if the existing seal looks cracked or gray. Test smoke and CO detectors and replace batteries.

Fall — Service the furnace or heating system before the first cold snap, not after. Clean the gutters again once the leaves have mostly dropped. Drain outdoor hoses and shut off exterior water before the first freeze. Check weatherstripping on doors and windows for gaps. If you use a fireplace, get the chimney inspected before the first fire of the season.

Winter — Check attic and pipe insulation before a deep freeze hits. Test the sump pump if your home has one. Inspect for ice dams after any major storm. Replace the furnace filter — this one repeats every season, not just once a year. Reverse ceiling fans to blow air upward for better winter heat circulation.

How to Use This Checklist Without It Becoming a Chore

Don't try to do all five tasks in one weekend. Spread them across the first few weeks of each season, and treat the changing season itself as the reminder — the first genuinely warm weekend is your cue for the spring list, the first cold snap is your cue for fall. Keep the sheet somewhere you'll actually see it: inside a kitchen cabinet, taped to the inside of a utility closet door, or clipped to a corkboard near where you keep tools. A checklist that lives in a drawer doesn't get used.

If a task doesn't apply to your home this year — you had the furnace serviced last month, say — just skip it and move to the next one. The point isn't a perfect record, it's catching the handful of things that actually cause expensive problems when ignored (furnace filters, gutter clogs, and slow leaks are the three that most often turn a small fix into a big bill).
